Dear all,
It was 1997 when I lived in Jeddah, there was a introduction meeting arranged by Latif Real Estate (office in Chennai next to Motcham theatre) to convince us to buy their land. That time they brain-washed us by some beautiful photos & other materials. I am one of many, purchased two lands (2400sq each) near Tambaram (5km from Tambaram bustand, Mudichur road back side of Kishkinda) at Manimangalam for about 3lakhs. When I fully paid, they gave me the ownership deed in my name. Now it is 2009, I am in need of money for some family commitment, when I decided to dispose the land it was a big skock for me. Because the buyer asked for complete documents like Patta, layout, approval, deed document, copy of orginal ownership, etc... When I approached Latif Estates in Chennai office for asking them these documents, firstly they said my plot numbers are wrong so I have to pay the document fees to amend the plot number which was around INR40,000, then I did so. Still I asked for the above mentioned documents. Then they said, sell it to us we will pay you the same amount what I paid in 1997. Till date they did not issued the documents (God knows whether they have or not), and the value is also not that much realized because of the location.
Therefore, If anyone intend to purchase land in home country, please visit the area + check the current market value with the local brockers + check the area for its recent improvements and check all complete documents with the seller, etc., otherwise no guarantee for your money.
I just shared my experience as a well wisher through this group and It is not my intention against any one.
